After Hours Emergencies

Please contact us immediately in the event of a fire, flood or another emergency where there is potential for injury or damage to the property. If you smell gas, please contact 911 immediately and leave your unit.

Note: Owners may be charged back by the strata for all response costs if an emergency is deemed to be an owner’s responsibility. Charges are generally applied to all after hours calls, even if a response is not immediately required or available. Rates are $95/hour on evening and weekends, minimum one hour.

Please also note that the on-call agent may not be able to fix issues or make repairs as that often depends on the type of emergency, the after hours availability of contractors in your area, access to equipment and parts, access to units, municipal assistance, your location and the time of day.

In a case where it not possible to fix the issue, the agent’s first priority is to minimize the damage, protect the property, and make things as safe as possible for owners and occupants, which can sometimes require shutting off water or power until a contractor can attend the next day.
